What Are the 5 Types of Building Construction?


The five types of building construction are Type I, Type II, Type III, Type IV, and Type V.




Type I - Fire-Resistive: Buildings constructed with fire-resistive materials that are able to withstand high temperatures and prolonged exposure to fire. Examples include skyscrapers and hospitals.

Type II - Non-Combustible: Buildings constructed with non-combustible materials that do not contribute to the spread of fire. Examples include most commercial buildings and schools.

Type III - Ordinary: Buildings constructed with mostly combustible materials, but with some fire-resistive elements. Examples include wood-frame apartments and small office buildings.

Type IV - Heavy Timber: Buildings constructed with large, heavy timbers and minimal use of combustible materials. Examples include older churches and government buildings.

Type V - Wood-Frame: Buildings constructed primarily with wood and other combustible materials. Examples include single-family homes and small apartment buildings
